Jess Simpson is a qualified chartered surveyor with over two decades of experience in the prime country property market. With her early career spent working for two top-end national agencies she latterly went on to run one of their associated buying consultancy businesses. Having realised how important impartiality is to enable effective buying advice she left to set up her own truly independent consultancy service.

Her track record in the successful acquisition of rural estates, prime country houses and commercial farmland is unrivalled. Jess sees it as her mission to fulfil complex search briefs on behalf of demanding clients and maintains long term relationships to ensure that they continue to reap the maximum reward from their investment.


Annabel grew up in Oxfordshire and has lived in the Cotswolds for over 16 years. Following a highly successful career in sales and business development, Annabel created a property company to buy, renovate, sell and lease properties in the Cotswolds.

Her passion for working with people and property came together when she began working for Jess sourcing property for clients across Oxfordshire and Gloucestershire. Her experience and vision enable her to help her clients acquire and adapt unique property opportunities in an increasingly limited marketplace.

Annabel has built an extensive network of contacts help source both on and off market property and to help to create an experienced panel of experts to support her clients from their first meeting to taking ownership and beyond.

As a qualified Business Coach and NLP Practitioner, Annabel has an incisive ability to understand and manage clients requirements, motivations, drivers and appetite for change.  Clear communication and accurate representation of her clients is a key part of Annabel’s success in an ever competitive market.


Jo started her career in sports sponsorship and then moved into property marketing. She found herself increasingly drawn to the property world and began working as a buying agent over 15 years ago. Her geographical knowledge, market insight and a genuine commitment to fully understanding her client’s needs has enabled Jo to build a strong reputation in the country house market.

Jo’s professionalism and diligence are unfaltering. Her conscientious approach and excellent eye for detail make her a useful ally in any transaction. Her experience is broad having has also worked on a large, diversified rural estate and being retained by HNW clients to manage all of their property interests. This has involved a variety of skills including project management as well as sourcing and purchasing investments or other property for family members.

Jo lives and operates from Somerset and covers the increasingly popular areas of Somerset, Wiltshire and Dorset as well as the fashionable cities of Bristol and Bath.  Many of Jo’s clients are moving from London or overseas and rely on her in-depth local insight to help advise them on the best way to establish all aspects the dream West Country lifestyle for themselves.
